CONSTRUCTION RENOVATION

Villa Park is a key hi-tech processing facility for a major group of banks. It provides central processing of the all banking transactions. Sophisticated software, extremely sensitive equipment, and high end security provided a background for highly coordinated moves during a two phased construction project.

The first phase concentrated in bringing the building up to code and making major repairs to the roof and exterior. The interior was modified to accept a computer room and a area for doing central processing. New electrical, carpet, and furniture were some of the major interior items.

The second phase resulted from existing tenants leaving the building and an increase in WITS staff. A new architect was brought in and his building budget was over $1.5 m for new construction. Over $1.0 more than what the Owner wanted to spend and higher than the building’s market value. LCC was called in to evaluate.

List of Accomplishments

  • Revamped the scope of work and re-designed the space.
  • Reduced the building budget from $1.5m to $.5m.
  • Managed and coordinated the architectural design with the new architect and presided over the management and coordination of the construction.
  • Achieved buy downs on construction contracts in excess of 10%. Reduced change orders to less than 1% of budget.
  • Saved in excess of $100,000 on the budget by bringing in the building costs at $368,000, including change orders.
  • Achieved savings on equipment and furniture in excess of $25,000.00
